Position Overview: The Marketing Specialist is responsible for planning, executing, and optimizing paid digital campaigns to generate high-quality real estate leads. This role focuses on managing multiple ad platforms, analyzing performance metrics, and scaling profitable campaigns while ensuring strong ROI. The ideal candidate combines analytical precision with creative problem-solving and a deep understanding of digital advertising in the UAE real estate market.
Key Responsibilities
Paid Advertising Management
· Create, launch, and manage paid advertising campaigns across Meta (Facebook/Instagram), Google Ads (Search, Display, YouTube), and TikTok Ads (preferred).
· Set up campaign structures, ad groups, and audience targeting to maximize efficiency and ROI.
· Build and execute A/B tests for creatives, audiences, placements, and landing pages.
· Continuously identify opportunities to scale campaigns profitably and maintain cost efficiency.
Performance Monitoring & Optimization
· Monitor daily campaign performance metrics (CPC, CTR, CPL, ROAS).
· Identify underperforming ads and apply corrective optimizations promptly.
· Scale winning campaigns and reduce budget wastage across all platforms.
· Refine ad messaging and audience segmentation to ensure consistent lead quality.
· Prepare detailed weekly performance reports with actionable insights and recommendations.
Funnel & Conversion Optimization
· Collaborate with the marketing and web teams to improve landing pages, lead forms, and call-to-action flows.
· Track user journey from ad → landing page → CRM → appointment conversion.
· Recommend strategic improvements to reduce drop-offs and boost conversion rates.
· Ensure end-to-end visibility of the lead pipeline and optimize for better cost per qualified lead.
Creative & Copy Collaboration
· Work closely with designers and content creators to produce high-performing ad creatives.
· Suggest new ad angles, concepts, and formats based on data-driven insights.
· Stay updated with algorithm changes, new ad formats, and best practices for each platform.
· Ensure brand consistency and compliance with advertising standards and RERA regulations.
Tracking & Analytics
· Set up and maintain accurate tracking systems (pixels, UTM parameters, conversion tags, and event tracking).
· Ensure proper lead attribution across campaigns and platforms.
· Utilize Google Analytics, Ads Manager reports, and CRM insights to evaluate performance and optimize ROI.
· Troubleshoot discrepancies between ad platform data and CRM data to ensure reporting accuracy.
Core Skills & Attributes
· Proven expertise in managing Meta and Google Ads campaigns (TikTok Ads is an advantage).
· Strong analytical ability with a focus on reducing CPL and improving lead quality.
· Excellent understanding of ad performance metrics, bidding strategies, and audience segmentation.
· Proficiency in data interpretation and fast decision-making.
· Strong communication and reporting skills with attention to detail.
· Creative mindset for developing new ad concepts and testing hypotheses.
· Knowledge of real estate advertising compliance and Meta policy guidelines.
· Organized, self-motivated, and capable of managing multiple campaigns simultaneously.
Qualifications & Experience
· 2-4 years of experience managing paid advertising campaigns (real estate experience preferred).
· Strong command of Meta Ads Manager, Google Ads, and related analytics tools.
· Familiarity with CRMs and lead tracking systems.
· Bachelor’s degree in Marketing, Advertising, or a related field.
· Excellent command of English (Arabic is an advantage).
